Overcoming Humidity Issues

As we roll into another cooling season, we will inevitably field high humidity calls. We have all heard the comment, “the thermostat says 73 but it just feels warmer”. Enter the word “moisture” – the archrival of the cooling process at multiple levels.

The human body has moisture on it 24 hours, 7 days a week. It is the body’s natural cooling system. The quicker the moisture evaporates from your skin, the cooler you feel. The Ohio River Valley has a lot of warm humid days. At 80-degrees, you can be uncomfortable and sweating. On the other hand, it can be 95- degrees in Phoenix, Arizona and yet you can wear a long sleeve shirt. Why? Moisture, of course! The Arizona climate is much drier with an average afternoon humidity level of 23 percent in contrast to Cincinnati at a 60 percent afternoon average. Ultimately, the moisture evaporates from your skin quicker in Arizona than it does here, so you feel cooler.

Commercial HVAC equipment is sized to compensate for extreme conditions and loads – engineers design systems to handle a 90-degree day (for the Cincinnati market) and full occupancy. This means that equipment is oversized for the remainder of the year, and oversized equipment means shorter run times! Humidity removal of a structure is a direct result of run times (how long the cold coil is in contact with the warm air) and evaporator coil area exposure to the humid air.

As an HVAC company our best weapon against these types of service calls is to make certain that the evaporator coils are clean and that BOTH stages of cooling are working when performing preventive maintenance. The ultimate goal – saving energy and removing moisture with reduced capacities and longer run times.

Checking for Cracked Heat Exchangers

With the cooler weather and bright colors of autumn right around the corner, that also means it’s time for fall maintenance on HVAC heating equipment. One of the critical components checked during the pre-heating inspection and maintenance program is the heat exchanger. A cracked heat exchanger can vent carbon monoxide into the area where people work or live. Since the metal in a heat exchanger goes through periods of extreme high temperatures followed by cool down, the stress from the expansion and contraction is likely the culprit which causes cracking, if it occurs. Other factors can contribute or even accelerate cracking:

  •  Higher than normal gas pressure
  •  Too little airflow through the system
  •  Too much airflow through the system

Once a crack is detected, either the heat exchanger will need to be replaced or if it makes more sense due to age or condition, it may be time to replace the entire unit. Maintenance, however, is the key to preserving the life of a heat exchanger – checking gas pressures, adjusting airflow issues by setting proper fan speeds, cleaning dirty coils and regularly changing filters.

This not only applies to commercial applications, but at home, where most people have gas furnaces.

R-22 Phasedown Plan

The year 2020 is not that far away, especially for building owners and managers that need to strategically plan for both operating and capital budgets. In 2014, the phasedown schedule ordered by the U.S. EPA allowed for 51 million pounds of HCFC-22 to be produced or imported, whereas, next year (2017) only allows for 13 million pounds, and then in 2020, no new or imported R-22 will be allowed in the U.S.

Through the reclamation process, R-22 currently in use or yet to be produced can be recycled and reused well beyond the 2020 deadline. However, customers should make certain the supplier is reputable and the product is of high quality through legitimate processing.

Whether you purchase new or reclaimed R-22 over the next few years, be prepared for higher prices one way or the other.
